​Quarterly & Annually (Report all structural damages, in & outside of house)

​

   *Initial Inspection Checklist

​

  1. Survey the outside perimeter for cracks in foundation and structural framing (quarterly)

  2. Inspect the interior of the roof to see if rodents are conjugating there or sign of black mold (quarterly)

  3. Review and or test circuit box (quarterly)

  4. Repair broken railing (if needed)

  5. Vacuum A/C returns and supply (quarterly or as needed)

  6. Replace A/C Filter (quarterly or as needed)

  7. Clean Dryer Vent (quarterly or as needed)

  8. Clean Gutter *rider package (quarterly)

  9. Cut back trees and shrubs from the house walls, roof and air conditioning system as needed *rider package (quarterly)

  10. Check the bathtub and shower caulking, improve promptly as needed (quarterly)

  11. Inspect home for any signs of water intrusion or roof leaks as needed (quarterly)

  12. Check all faucets for dripping or leaky pipes, repair as needed (quarterly)

  13. Inspect for wood destroying insects (attention to drywall, frame structure, crawl space) as well as black mold (quarterly)

  14. Drain water heater once a year to remove particle build up and clean elements (initially & annually)

  15. Will check for any signs of stucco or masonry cracking, if found, repair immediately (initially & annually)

  16. Check exterior trim and planks for rot damage, repair immediately to reduce risk of water damage and pest (initially & annually)

  17. Inspect all Windows and Door Seals, replace as needed (initially & annually)

  18. Check caulking around all windows and doors for weathering or cracking, replace as needed (initially & annually)

  19. Pressure clean roof tiles, pool decks, driveways, sidewalks, *rider package (initially & annually)

  20. Check for any obvious issues with electrical sockets an receptacles, correct as needed (initially & annually)

  21. Remove any wood/soil contact to prevent rot and insect damage (initially & annually)

  22. Remove or correct trip hazards such as broken or uneven walks, patios, driveways, carpet, flooring, etc (initially & annually)

  23. If there is a septic system, have the tank inspected, and pumped if necessary (initially & annually)

  24. Have A/C coils cleaned and perform a service check up on your entire unit prior to summer (initially & annually)

  3. Check caulking around bath tubs, sinks, toilets, trim, etc. for gaps or cracking
