*Initial Inspection Checklist

Survey the outside perimeter for cracks in foundation and structural framing (quarterly)

Inspect the interior of the roof to see if rodents are conjugating there or sign of black mold (quarterly)

Review and or test circuit box (quarterly)

Repair broken railing (if needed)

Vacuum A/C returns and supply (quarterly or as needed)

Replace A/C Filter (quarterly or as needed)

Clean Dryer Vent (quarterly or as needed)

Cut back trees and shrubs from the house walls, roof and air conditioning system as needed *rider package (quarterly)

Will check for any signs of stucco or masonry cracking, if found, repair immediately (initially & annually)

Check exterior trim and planks for rot damage, repair immediately to reduce risk of water damage and pest (initially & annually)

Inspect all Windows and Door Seals, replace as needed (initially & annually)

Check caulking around all windows and doors for weathering or cracking, replace as needed (initially & annually)

Pressure clean roof tiles, pool decks, driveways, sidewalks, *rider package (initially & annually)
